Hi Vanreal, I posted this BNN video within the "Vancouver Real Estate the most expensive in North America" post. I thought the information that was presented in the video made a pretty compelling argument as to the complete lunacy of the Vancouver real estate market. However, Eyesthebye....you know, that real estate market sage...set me straight. ETB essentially blew Brian Ripley off as someone who has been saying the same thing for a long time and since his predictions have not come true yet should be disregarded......well that logical argument settled it for me..............

It is interesting to note that BNN - a big real estate cheerleader over the last several years - has certainly changed their tone more recently....along with most of the mainstream media outlets. Of course they all want to be on the right side of the inevitable correction that's coming.

Of course Montreal is in a bubble, anyone can sell a SFH there and buy 10 in Detroit.

Tell me what the market has done since?

East Vancouver detached benchmark
Feb 2012 $835,200
May 2015 $1,070,400 (good luck with this number too)

Listening to these permabears will keep you renting forever.

Thanks Mr. Obvious. Fortunately, the person can probably afford a new TH along Cambie Corridor or a house on Pebble Hill. :!:

yuck...who wants a townhouse? And who wants a townhouse there?
And it's not getting any cheaper lil Jimmy RedBum. You are getting less for the dollar.

Lesson, when you buy a home you are buying a bundle of goods, including neighbourhood, amenities, location, etc.

Suggest you get out of your basement suite and enjoy Queen Elizabeth Park and Langara Golf Course. Not to mention the fresh air of the Tsawwassen peninsula.

BTW, Prince Edward Station is only three stops to Yaletown. Dummy!

I think some townhouses and half duplexes can be very nice. You get a small piece of land, closer to the city centre, large enough to house a family and about half the price of a SFH.
Those property types (+ rowhouses) are basically the future of Vancouver.
Nothing wrong with that.

Better a townhouse in the city than a sfh in a suburb.
