Something here that doesn't meet the eye.
With that zoning it should have been 1.6M 

There is a 1.2M sale from today on Parker Street on an RS1 lot that makes more sense

Maybe somebody just got a "good deal".  Remember - sellers can be desperate and not everyone can just wait out the best offer.  And unlike earlier this year, the best offer doesn't come on day 1 as an auctioneer barks out prices while sheep keep bidding and bidding because the next guy is bidding and bidding.

You, being of a job that literally requires 'of good reputation' know more than other people without education..  Namely, owners tend to wait so long its not even funny, since they want more money. Also a very important difference is that buying homes in Vancouver is not like making online purchases. There is one country, either England or Australia in which this type of competition is normal, but not here

4620 langara . 7000sq lot. 4300 house with view built 1930.
8.8 sold 6.38.

actually, its the other way around.

6705 Curtis St. in Burnaby sold for $2.317m.   They bought for $2.42M in April and tried to flip for $3M.... LOL.... their flip landed them on their head with a quick loss of $103K.  and they paid over asking originally.... because everyone actually believed this market would go to go the moon ...LOL ...dummies ... to be more specific, dummies that are $103K plus prperty taxes and commissions lighter in the pocket  :lol:

really sold 2304761 + 5% GST  originally. 
I think thats the worst case. buying new house and selling it shortly after. its like a new car. you don't get the taxes back. and people rather pay the tax and get something brand new.

That's one idiotic way of looking at it.
FYI - the guy that originally bought it didn't move in.  So the new guy got a brand new place and didn't pay GST.   :lol:

The purpose of this one was probably to buy Canadian citizenship/permanent residence. In that case, the 100k cost on the venture was money well spent.

Dont be naive, Chinese are not burning money here without an end game.
