There are two ways that a 'correction' can begin. In prime properties, once foreign buyers peter out.
There seems no end in sight. I suggest government step in and immediately put any foreign buying on hold. That's a full stop.
We need a policy in place whereby only a certain % of available housing (for each property class) can be sold to outside interests. The criteria needs to specifically make Canadian citizens eligible for purchases after the foreign % is used, not landed immigrant.
The future numbers will give us a heads up. Enjoy!
I doubt we'll see the numbers for June that we just witnessed for July. But, as the famous Months of Inventory chart tells us, with low inventory we could be in for another 4%+ increase.
once in a while people without kids complain about paying for schools they dont use. Well foreigners are great since OMG!~ that empty house contributes towards schools and other services it wont use. lol

school taxes pale in comparison to the amount of health care dollars new immigrants use. That's nearly 100% subsidized health care.
Why else do you think Canada is a more attractive destination than US?

most categories of immigration require an in depth medical examination that only a select few doctors in and outside of Canada are authorized to do

Don't forget. Any major event can be a trigger.

Brexit is 15 days away. It's 50/50.

Then, there's dumb Trump. He (and Bernie Sanders) don't have to win to effect a major policy shift. Does China run a large trade surplus with the States? :!:

Always remember. Most world events that don't matter here can trigger things elswhere. Food for watching TV, not relevant since things are different here.

I'm betting a massive crash in the real estate market due to rapidly rising rates and strengthening CAD$ beginning the second half of this year
