Re: Poll shows complex Vancouver real estate market

Sun Jun 12, 2016 4:27 pm

Given the government's slow reaction to rising prices, and the constant barrage of media attention on offshore money - and this is not a new narrative; foreign investment concerns have been circulating for years and, for those of us old enough to remember, decades - it should be no surprise the public is starting to put rationality aside when looking for answers.

The Legislature is not sitting until at least the fall and likely next spring. Things may fester too long for the BCLibs to do anything now. They are vulnerable on this file but I'm not sure it's filtered in yet.

its just the new fad to whine that oneself is entitled to a Dirt Cheap house

Except that large numbers of Millennials still live with their parents...

"More than 60% of Vancouver millennials live with their parents: survey

With the high cost of living in Vancouver, millennials are flying the nest later in life – in fact, more than 60% of people aged 18 to 24 in the city live with their parents, according to a new report from Vancity Credit Union.

The report also suggests that 23% of people aged 25 to 35 still live at home as well... "

http://www.vancitybuzz.com/2016/05/vanc ... e-at-home/

Whilst far fewer American Millennials live with their parents.

Its their choice to live with their parents lol. There's plenty of housing on kijiji, padmapper, and so on, that doesn't necessarily relate to buying a home

Let's stick to the facts. The rental vacancy rate is under 1% in CoV. :!:

Long term investors don't worry about short term turbulence. To them, the only thing that matters is the entry point and the exit point. Everything in between is just paper profits.

In this forum, the bear trolls have been replaced by the bull trolls. “To the moon” they say. Obsessed with counting their paper profits every day! How pathetic!

There are so many places to rent in Vancouver that it isn't funny. In addition to the obvious rental buildings, suites, and so on, nearly every house built has a baby house(laneway) on the lot for renters. Its the same thing I tell people who play iOS/Android games - It is real life not paper, until you can pay for a pack with a picture of a $100 bill.

A vacancy rate of 0.5% is tight, regardless of any spin you put on it. Keep blowing smoke. I'm laughing.

Vacancy rate is tighter than an elephant's pajamas, yet somehow people are still overwhelmingly living somewhere. Funny.

The vacancy rate is very loose and there are still plenty of places for 30,000 people a year coming in.

Lots and lots of illegal suites in Vancouver, impossible to keep statistics because most of it is under the table. If things start to look rough I'm pretty sure people who do not have illegal suites or suites in their basement not rented at the moment will start to consider putting it on the market.

More rubbish from him! :!:

Where are the 30k units coming from? Here

"Vancouver councillor to ask the province to begin collecting taxes on Airbnb rentals

... There are more than 4,700 Airbnb listings for Vancouver. Of those, 3,179 are for entire residences, according to the data-analysis website InsideAirbnb. And with the vacancy rate for rentals in Vancouver at less than one percent, there’s legitimate concern that at least some of those listings are subtracting units from the city’s rental stock..."

http://www.straight.com/news/717161/van ... nb-rentals

or here

"Vancouver Mayor Gregor Robertson renews call for tax on empty homes

Less than one per cent of homes in Vancouver are available for rent, according to the Canadian Mortgage and Housing Corporation.

A recent report on empty homes in Vancouver indicated 4.8 per cent of the city's homes were empty — which Robertson says represents more than 10,000 houses and condos sitting empty for more than a year.

Robertson acknowledged it would be a challenge to get the province on board with the tax...

However, the province points out the city's own report shows the rate of empty homes has remained stable over the last 14 years and is in line with other major cities across Canada..."

Nobody really cares about the vacancy rate as that doesn't represent all living spaces. Over thirty thousand people come to the region each year and that doesn't include students lol. If some joe wants to rent it out on airbnb so what

The vacancy rate is 0.5%. As Jessie says, "Tighter than an elephant's arse". It will be a game changer when the vacancy rate is 4%. You'll be weeping.

P.S. Wonder how Jessie knows how tight an elephant's arse is?

vacancies don't show all the places people can rent and live in.

renting and living in doesnt necessarily mean sharing with another person as well

there are thousands of self contained legal dwelling places in Vancouver that aren't counted

Jesse said its as tight as an "elephants pajamas". You're the one that brought up the tightness of an elephants arse.... Freudian slip?

Right! You can count 'shoe closet' too. Unfortunately, the bottom line is a vacancy rate below 0.5%.

You're a fraud. I knew that you would expose yourself eventually. You're been sprouting nonsense because you don't live here; have never been to Vancouver.
