The stats are very interesting, they are well presented, comprehensive and they are appreciated.

Although I am aware of the many questions about industry sourced "Frankenumbers", until we get the same sort of legislated transparency recently introduced in Ontario, the industry numbers (with all their warts) do provide at least some general indication of what's probably been happening.
In fond memory of Taipan, a model of modesty, decency, dignity and tolerance. Long may we all prosper from the tremendous legacy of worldly wisdom and specialized real estate knowledge which he left in the "Arguments" thread.

People that(ie: not renters) know about the Vancouver market, where things are different know that the same type of data that people are fighting about in Toronto over has been available for over 5 years, just sign up in any number of places, give a name, email ,and access it.

So you appear to be satisfied with the real estate industry's HPI. Wow, how remarkably naïve!

Here's what Garth Turner said about it:
The HPI is to houses what moving averages are to stocks. Instead of telling you what properties sell for now, it tells you what they averaged over time. Realtors love this since it filters out peaks and valleys, making markets seem serene and predictable. But the HPI is as useless to a serious buyer as a four-month-old stock quote is to a trader.
