Hi All,

What tactics/strategies have you used to find motivated sellers for good deals..

Believe it or not, it's quite simple....

.... check the asking price. If the property is listed by a realtor and the price is "right on the money".... that Seller is motivated.

Sorry to ask a dumb question - Whipmaster.. but I mean for stuff that isn`t on MLS or anything along those lines. Are there other tactics, I guess aybe people won`t reveal, but curious to know.

So how do you find motivated Sellers before they get listed?

I would think that anybody who is motivated is gonna list asap. If he needs money really quick he will go to a mortgage company for quick and/or temporary solution.

Try putting out an ad in the paper offering cash for quick sale.

Other than that, I don't know.

With some motivated sellers they will put ads on kijiji,craigslist,usedeverywhere and some of the other internet sites where you can list for free to test out the market before actually listing with an agent. As far as it goes for good deals depends on what you are looking for the best deals are usually the "fixer upper" the more ugly the better.Divorce sales are usually a bargain she wants her half NOW. Amazing how with a few hundred dollars worth of siding covers up a very old paint job. Assessments are online so you can easily check out the value compared to price . Lots of somewhat lazy home owners out there that will discount on price because they just want to bother fixing up a house or can not finance a renovation project.
Other just good deals on real estate can be found with Foreclosures and Tax sales. Not sure about former grow operations.

....anybody wanting to "test out" the market is not motivated.

also, foreclosures ....there are risks associated with buying them that make them not necessarily such a good buy.
If you buy a foreclosure from a bank you normally have to buy it in "as is" condition when you get it, not "as is" condition when you inspected it. A lot can happen in that time frame.

Days on market.

Any price reductions? If so, how many?

FSBO's might answer questions that some would never dare 'give away'.
