Since we're all about "Silicon Valley North" and the associated BS (I heard the same crap 15 years ago)... The Bay Area's primary tech/startup infrastructure isn't in San Francisco, it's in areas with cheaper rents 40 miles south. Surrey, with its expansive land base and ability to expand traffic infrastructure to accommodate growth, is probably more apt at accepting some decent growth from startups, especially more capital intensive ones.
Look at where most of the tech centres of Vancouver area are located, right now it's Burnaby, Richmond, and Surrey.
There is no shame in overpaying
