Re: Vancouver indvidual property sales details

Are you dense? They sold for $100k less than they bought about 10 months ago - and that is a weak example? LOL - give it a couple more weeks and we'll find something better. Look up the asking price yourself. It's a disaster. LOL Let me get this straight etb... the sellers lost 100 grand in propert...

Re: Vancouver indvidual property sales details

Remember the good ole days when you used to post multiple sales like this a day. Now grasping at straws once every couple of weeks. That kind of sale doesnt happen in a crashing market. You're obviously biased since your livelihood depends on the market, there is absolutely no reason for you to put...

Re: How do you explain Vancouver plummeting and Toronto surging?

 Who cares about Collingwood precinct? They can plan all they like. It's demographics that matter. Fact is that you're scared. Just a 20% fall in condo prices would put you under. You're in denial.  :!: Jim, this is a lost cause, my advice is to ignore and stop feeding the troll. Deep down...

Re: How do you explain Vancouver plummeting and Toronto surging?

Yes... that really seems to be the main reason. The divergence happened as soon as the 15% tax was slapped on. If you're an overseas speculator/"investor" and want to own canadian property, why pay the 15% extra in van if you can just buy in toronto - which was cheaper in comparison at the time. Th...

Re: Shady Realtors Anecdotes

You know it's really bad when they resort to media manipulation by posing as Chinese buyers.. these guys got caught with their pants down. MAC Condo marketing had a couple of their Asian employees pose as tourist wanting to buy out a condo with their parents money. This was aired on TV, getting pret...

Re: Is it me or is the Westside getting creamed?

Land value is an excellent comparison between properties.  Today we had an example of falling off a cliff: 4383 W 15th.  Asking $2.998M most recently.  Sold for $2.5M.  33x122 land value sale.   Just as recently has June 2016, they were asking $3.25M. I could show a bunch of comparibles in ...

Re: Vancouver Housing Market Implodes:

The benchmark price is generally accurate. My city and housing class showed a small price decrease. That actually surprised me because the couple sales I saw were records. And that's why benchmarks are helpful. They take in the benefit from a large historical sample and place today's sales in conte...

"The borrower has 20% down. I have not inquired about mortgages lately so forgive me if I make any wrong assumptions. To get over 25 years amortization you need to have 20% down - according to RBC website. This is 160 CAD on an 800K home. I don't know anyone who has 160k, let alone 100k to spare fo...
