Re: Immigration has undoubtedly escalated housing prices in Vancouver, Toronto

yz - No feelings hurt at all, just called it as it is. A lot of your posts have a condescending tone to it and you make it seem like you know a lot about everything. But looking at your post on Technical analysis, it's quite apparent that you know very little about the subject even though you make i...

Re: Immigration has undoubtedly escalated housing prices in Vancouver, Toronto

Sure I'll entertain this a bit, let's back track. You said BTC is in a bubble, and I did not dispute that. Anything that goes Parabolic is in a bubble and will have a HIGH PROBABILITY of a sharp correction. Deep corrections happen all the time in new sectors, including BTC. You can find similarities ...

Re: Immigration has undoubtedly escalated housing prices in Vancouver, Toronto

Wow you guys are so smart with your investments, I especially love the risk management! All this is hindsight and speculation on the reason behind the price movement. To sum up the driving force into 1 variable such as immigration is grossly oversimplified. Everyone is a genius in these forums lol....

Re: Is the boom over?

The market topped for detached back in  2016... Tops in major bull markets are almost always messy. This reflects the undecided psychology of buyers and sellers. Just look at the average sale prices, it drops down and goes back up with low volume rallies. This is classic characteristic of the dying ...

Re: Are interest rates finally going to rise?

So we have had our first rate increase and the markets are already starting to price in another one in October.  It is very possible that rates will increase 2% over the next 2 to 3 years.  I am sure everyone can afford that with no problem  8) Of course nobody saw this one coming, buyers were comp...

Re: Jimtan tracker

ETB made this thread just to put Jim down? and for what? not selling at the peak? lol - such a pathetic thread.

who cares if you don't sell at the peak, he cashed out, he is not in the market no longer. This is hindsight, you would not have posted this if condo prices have gone down.

Re: Should we get rid of Jimtan and TDMA

It would be good to rid this forum of TDMA, I bet people will have constructive conversations again. TDMA has made it his life mission to troll these forums, I have no idea how someone finds the time of day to post troll messages around the clock. GET RID OF TDMA flush out the garbage. Jimtan is fin...

Re: New affordable housing policies for the young

Tdma, Would appreciate it if you could make some mature contributions to these discussions. The "moon" comments and bickering is tiring. Impossible ETB.  Just put him/it on ignore and won't have to deal with the comments anymore. Its probably time for someone to send an email to the moderator.  I'm...

Re: Vancouver indvidual property sales details

Good point tdma. Why are some non homeowners begrudging equity gains in houses while boasting about big paper profits in stocks?Nobody is wishing for a crash in that market so we can buy in a 50 cents on the dollar. Same with my pension. Certainly a lot of bear envy going on here. The attitude is p...

Re: Vancouver indvidual property sales details

I agree with most of it... my question is why do people hang around here if the risk is to high. Why not move somewhere else instead of throwing money at rent here waiting for something to happen. Burning years of their life waiting to time the market to enter. Ps. I advised people to buy something...

Re: Vancouver indvidual property sales details

You might be right and in the current situation buying is a big risk .  However, a decade ago this forum was full of bears, jumping up and down telling everyone not to buy and the market was going to tank, many predicted 50% haircuts.  It looked pretty certain that a correction was coming, especial...

Re: Vancouver indvidual property sales details

I think the people who are taking out huge loans to try and time this market are going to get owned the hardest. Buy what you can afford, if you get a $450,000 apartment with a easy $1,500 mortgage, so what if it drops 20-30% when you buy something its meant to be lived in. Ride out the down turn. ...
