You should shop around and get the Realtors to bid on your business. Tell them to give you the lowest price they would do it for. The buyer might be paying the realtor the difference of what they can lowball and the market price.

Tell them to get paid by the seller. Note that they might try to list the property afterwards if the offer is refused.

Which is even worse, Silverman. You don't even get the benefit of those barriers, rather it's the industry as a whole which has put up barriers. As realtors, you shouldn't even care.
The barriers put up by the industry benefits individual realtors.

What if Buyer and Seller deal directly under the table? Seller saves capital gains tax (if not primary residence) and Buyer saves Property Transfer Tax.
