Re: Mark my words .. RE will drop between now and post elect

Excuse me but hasn't the Case-Shiller index thing been forcasting "rainy" weather for more than over the last decade? Their model wasn't good enough to predict this amazing boom. So how can they be given the proper credit to predict a crash? Exactly, Whip. If Case-Shiller's theory and G...

Re: Mark my words .. RE will drop between now and post elect

Common Geyser, use your brain! It was a specific lot mentioned in the article, not "average vancouver house price"!! Why people spent that much money for a lot is beyond me, ... maybe it was for a very expensive highrise, or a new landmark in the city, but definitely you can't sell each and every ( ...

Re: Mark my words .. RE will drop between now and post elect

plus...
immigrants used to be poor - now they're the wealthiest residents we have.
Inverse property ladder. Do I need to explain this again?
Nann, nothing to do with immigrants here, no one had $887,000 in 1911.

Re: Mark my words .. RE will drop between now and post elect

Did you know that at the top of the Vancouver 1911 real estate bubble the average Vancouver house price was $887,000? No, thats not a typo, $887,000 over a hundred years ago!!! Scary stuff eh? But it does show that our current bubble could go even higher in relationship to incomes before the mother...

Re: Bulls cheer. Newbies weep. Solutions?

just talk to a realtor today, he told me buying a condo is "new normal" for newbies. He believes this is the solution, like New York or San Francisco, etc.

Re: Renters are getting hammered too...

Use whatever rate you want, including interest only... man, you are stupid. In the old days when interest rate was high, 10% was "normal", almost all your mortgage payment is the interest. Say, a $100k loan at 25 years amort, mortgage payment is $894/m, interest portion is $812.88. There are ...

Re: Renters are getting hammered too...

Or maybe a different definition of "cash flow"? Maybe. for a 200k property, 25% down, borrow $150K from bank, at 2.35% interest (5 years term, today). costs: 150K x 2.35% /12= $290/m, plus $275/m condo fee, $150/m property tax & water. Rent at $1400/m to $1450/m Cash = 1400-290-275-150 =$685/m. See...

Re: Renters are getting hammered too...

With depreciation reports all coming on line, there will be guaranteed special assessments that come into play. I know with my building, I'm looking at $80k (give or take) over the next 30 years. How will this be factored into the investors calculations? 80K isn't that bad actually if consider your...

Re: Vancouver indvidual property sales details

You said this: "but maybe you should look at what happened in US since 2006, .... there was no crash whatsoever in the areas that with high density of Chinese population" It is incorrect, period. Did I ? Ok, I did. But It is a correct statement in many areas. Look, I didn't say city, or cities, I u...
