Re: Bulls cheer. Newbies weep. Solutions?

Its all about supply and demand . Nothing more, nothing less.

My point continues to be that there is outside demand for local product that does not get used. Talk about Transit all you like. You will be riding past many empty houses on your way to Abbotsford.

Re: Bulls cheer. Newbies weep. Solutions?

Nope My point is that there is a Log Jam being created at the upper end of the housing market. If someone uses the term "Entry Level" home in the context of purchasing, it implies that there is a progression or evolution through the market. With Offshore speculation on larger/affluent homes and a d...

Re: Bulls cheer. Newbies weep. Solutions?

caucasian move away, asian never do So the houses they buy abroad are strictly commodity purchases then?? those houses are meant to shelter their whole family - multi-generational. Those buyers/immigrants will eventually bring their whole family here. You're talking about migration for the purpose ...

Re: Bulls cheer. Newbies weep. Solutions?

There once was a poster named Sem
Who saved up his pennies and then
Bought a house with his wife
Planned to stay there for life
Time passed by
Development came nigh
So they sold at a gain
But buying was a pain
So they rented a house in a lane

Re: Bulls cheer. Newbies weep. Solutions?

I don't understand your point. Investor will take the money if the market stops growing. Because the investment becomes inefficient or actually costs money. Doesn't matter what 2013 vs 2014 prices were. Thats the elephant in the room. We view our housing as a staple. Offshore Investors view it as a...

Re: Bulls cheer. Newbies weep. Solutions?

SFH=BreX MFH (Townhouse)=Breasea Momentum has taken SFH past a sustainable level. Buying a newTownhouse when a lot of other new product is coming down the pipeline is like buying a new GMC and then trying to trade it in at the Ford Dealer the next day. You will have to take a hit to move used produc...

Re: Anyone from south surrey here?

S Surrey is great. Lots of new product in the pipeline for both SFH and MFH in the Grandview Heights area. Really nice SFH at Southbrooke too (Lottery Homes). Ocean Park is an older part of S Surrey with some really nice character homes and a few new ones on 1/2 acre and 1 acre lots. Beware though t...

Re: Vancouver indvidual property sales details

Re: Top 15 Real Estate Myths Postby freako » Sat Apr 26, 2008 9:34 pm If prices were to melt down (ie. 40% or so drop over say 3-4 years), I wouldn't be surprised to see Penner quote Chipman again at that time: A little over three years ago, we ran a piece warning about the overheated market. It is ...

Re: Vancouver indvidual property sales details

there still need to be a widening of the gap between condo and land. If detached market remains as is I wouldn't be surprised to see a 40-50% drop in condo values. That also means that if condo value remain static I would expect to see some nice gains in land values. I continue to watch with intere...

Re: Vancouver indvidual property sales details

My view from the street... I think my "nirvana" would be 10 years of "flatlining" This keeps up and their will be blood in the streets. Developers would concentrate on density and rental stock. I dont mean to sound racist but the amount of offshore buying in Vancouver is skewing the balance by dimin...
