Hate to say it, but I find that the majority of these tear down houses are lived by people that are the types you just described. The living conditions in these homes are so poor that it only attracts those type of people. Anytime I see a tear down replaced with a new home, this will just be better...

+1 Exactly right! The large and growing price premium on the Westside is due to simple supply and demand. Buyers vote with their money and the Westside gets many more of those voting dollars. It's funny a realtor friend said to me a while ago that my Main Street area house had appreciated enough so that it wouldn't be much more to get into a Dunbar bungalow. Yup, it's gonna be darn interesting. I hear only the cheap stuff, below a million, is going. I hear the expensive stuff, over $2 million, is not.....is that, not for now, or what? :D Untrue as you won't find a house under a Million in vancouver now, and what does come up between $1 and $2 mil seems...

Can somebody look up the listing/sales history of these two: 403 West 19th 405 West 26th Both are new construction in the last 1-2 years that haven't been sold yet. I think they may have popped on and off the market. Thanks I noticed today 403 West 19th has finally sold, one year after being listed...

403 West 19th Original ask was $2,288,000 in June last year, then was terminated in Oct last year, then Re listed for $2,488,000 in May this year, and now reduced to $2,388,000. Land was purchased for $1,322,000 in March last year. Hi Everyone, first post here, inspired by seeing this property back...
