Re: Vancouver indvidual property sales details

Lol I think I'm doing okay. Worth far more than I ever intended. Almost all homeowners In Vancouver are doing okay but, as a person who arrived late at the party, you are not doing nearly as well as the majority of Vancouver homeowners who arrived a lot earlier. Trust me, 1970's prices were much mo...

Re: Vancouver indvidual property sales details

People buy a home to live in. If you want to assess it as an investment that's your right. But it seems that those that take that approach are either renting, or severely under-housed living in tiny shoeboxes. So you have changed your mind again about a home also being an investment. I guess when p...

Re: New 10 year visas stoke housing booms in Vancouver, Toronto

"The fewest July sales in a decade" is another reason I don't call the detached market "hot". This is from Steve Saretsky's latest detached sales report. " Detached sales have slowed considerably in the last few months.  The data suggests this is more than a normal seasonal slow down. REBGV detache...

Re: New 10 year visas stoke housing booms in Vancouver, Toronto

Yeah cherry pickin That's a 250k gain for west Vancouver detached since January. Nice find man. So if somebody had bought detached property in September 2016 and sold in July 2017, how much would they have lost? Quite a lot by my calculations, and I'm not even including the huge transaction costs. ...

Re: Vancouver indvidual property sales details

What some real estate sales people might not want you to notice is that Toronto prices are collapsing while in Vancouver, average  detached home prices have dropped by more than 20% in the last three months. But Vancouver condos continue to climb.  Question: Who woulda thunk it?  Answer: F olks lik...

Re: New 10 year visas stoke housing booms in Vancouver, Toronto

So that explains why average Vancouver detached prices have dropped over 20% in the last three months???

Sorry, I don't follow the logic.

Re: Vancouver indvidual property sales details

I'm sorry my dear. Geyser seems to actually know what he's talking about. My former property, not leasehold, is now about $1.4 m My property is not a benchmark either, but I used benchmark to point out how east detached are clearly outclassing west condo by a 250% dollar figure last month. Keep on ...

Re: Capital Gains Exemption for Primary Residence

Geyser I highlighted the key word in your response....at this point in time that hasn't been the case...but yes it could be in the future it the CRA decides to get really sticky in their interpretation...Really they should clarify what structural changes mean.  Is a simple kitchen and bathroom a st...

Re: Capital Gains Exemption for Primary Residence

Yes Most suites do satisfy these criteria.  Contrary to some misinformation from Geyser and several websites. I don't believe these rules about capital gains on suites never actually changed.    The government is just trying to enforce these rules more carefully.  The grey areas is likely the struc...

Re: Capital Gains Exemption for Primary Residence

a) the income-producing use is ancillary to the main use of the property as a residence; "ancillary" in this context means for example a shared kitchen/bathroom?   Wouldn't most suites satisfy these 3 criteria? Yes Most suites do satisfy these criteria.  Contrary to some misinformation from Geyser ...

Re: Are interest rates finally going to rise?

Oh, I forgot to add, I think interest rates have just started a long upward trend back to historically normal rates. I'm hoping it will be a slow steady rise because when rates have shot up suddenly in the past it has been disastrous for many overleveraged people as their property prices crash and ...

Re: Are interest rates finally going to rise?

Downtown is a cesspool, trust me, I know. I'm down there every day for 10+ years. You couldn't pay me to live there...noise, traffic, panhandlers... If you're under 30 or over 70 it can be useful. I'm not. Sorry ETB, looks like Jimtan has got you made. And thanks for explaining why Downtown is sooo...

Re: Capital Gains Exemption for Primary Residence

Anyone sold their house recently with an authorized/unauthorized suite that was rented out? Assuming the house was your PRIMARY residence, did the rental affect your capital gains exemption?   It's going to be interesting to see how many people lie to the CRA on their home sale declarations. The CR...
