... because the market goes up, and the market goes down, remember?
Yes, we all agree with that... and have been saying it for some time
but a slow grinding one) is already here, and likely to continue indefinitely

Why? he posts a lot of useful, to some at least, info. That's what a RE forum is all about.
Yes, his company website appears everywhere, but so what?

Geyser, not nuch I can do about that, your screen must be too narrow.
Try viewing at 75% instead of 100%, you should be able to see the whole graph.

Mortgage Penalty

It's worth investigating
http://www.MortgagePenalty.ca

I am not recommending anything. While I know the mortgage broker who created this site, this is for your info only.
There are a lot of people who renew their mortgages without thinking, and pay a hefty penalty when time comes to sell.

Re: Condo Buyers Want Out of Contracts as Prices Fall

Wow! you really don't get it: its not the contract that is important in this issue, but..... but... Wow is right... you really do not get it vampro, developers and their lawyers do watch what happens, and do adjust based on previous cases.... correcting any errors made previously etc... If you thin...

Re: Condo Buyers Want Out of Contracts as Prices Fall

LOL vampro, don't you think real estate lawyers know these things? The documentation they prepare is based on previous court cases... this is standard procedure, that's why even real estate board webform contracts are updated every few months. When you sign a contract prepared by a developer you can...

Re: Condo Buyers Want Out of Contracts as Prices Fall

1) The purchasers walk and leave their deposit behind. 2) the developer has to try to sell the units. Likely for less than what the previous sale was The purchasers are still responsible and have to complete on the units. If they walk away and the developer sells for less, the developer can sue for...

Re: What are you seeing in terms of offers under asking?

Now that the market is in a decline and its a buyers market are typical offers being made around $30,000 or $50,000 under asking? You may buy something at $30K or $40K under asking and pay too much, or pay "full price" and get a good deal. Asking prices or assessments don't mean much... just a guid...

Re: James Wong: Are We Heading For a Housing Market Downturn

I don't think you'll find any regular here stating it "will never go down", the only question is whether it's worth selling now to buy back in a few years, or if it's worth it to ride it out. In general people who time the market don't do very well... except for the "obvious" times... the bubble of...

Re: Is it me or is the Westside getting creamed?

Doesn't look like the Westside (Point Grey)is doing too bad considering we are in the "correction" cycle. 11 sales in the last 30 days for houses under $3 million... currently 63 active listings $1,300,000 sold in 14 days $1,658,000 (asking $1,598,000) sold in 5 days $1,600,000 sold in 85 days $1,65...

4001 W 11TH AV

...SOLD $1,650,000 ..
Poor owner paid $478,000 for the property back in 1999.
A bit less than $1.2 million profit (tax free).
Maybe he should have rented.
