Re: 2018 -The year of housing correction arrived.

Lots of potential buyers licking their lips for a 10% reduction in Vancouver real estate. Imagine selling one of the top 3 cities in the world at a discount. You wont see a sign on my lawn Are you still in that Knight Street dump? Why not sell it for land value and get a new condo or townhouse? Or ...

Re: Is the boom over?

The day of reckoning for condos is nigh. As soon as the BC govt closes the loophole on presale assignments it will be over. I'm pretty sure developers will be required to disclose transfers, and each buyer/seller will be required to pay the applicable taxes, every time a unit changes hands. I don't...

Re: Purchasers can't get financing

Yep, banks are dangerous.
They are not your friend.
Presales can be dangerous.... the developer promises you a finished product....and the bank promises it will finance you.
Those are two pretty big promises.
+1!

Banks Not Worried With CMHC Covering Their Loans

Our Banks are solid with CMHC guaranteeing any losses: http://business.financialpost.com/2013/10/01/cibc-says-its-booming-consumer-mortgage-business-is-well-insured/ The head of Canadian Imperial Bank of Commerce’s retail banking operation says he’s “comfortable” with the bank’s business mix despite...

Purchasers can't get financing

Re: The end of the Gunville REport.

Patrick was fired because of RET he says. His brokerage returned his license to the Real Estate Council and asked him to hang it somewhere else.

Re: The end of the Gunville REport.

This is what Patrick had to say about the incident from his Youtube channel: Patrick Gunville 2 days ago Well, I know who it was that attacked me...the ILLUMINATI! Haha, no, but definitely an ignorant puppet of banksters, it was a pretty high up individual...my office said no one that high up has e...

Re: Advice to Patrick Gunnville

Patrick is another Mike Stewart... just other side of the fence... reminds me, shouldn't Mike be invited to your next circle jerk party? He feels left out.

Circle jerkers rejoice!
Mike Stewart makes lots of money! He has lots of listings. He sells lots of homes!

Advice to Patrick Gunnville

Patrick, how is the real estate business going for you? In my lowly opinion, I suggest you take a more moderate view because right now you sound like a bit of a heretic. I went to your profile on the website of the brokerage that you work for and see you don't have one listing. Therefore, you may wa...

Re: Question for Patrick Gunnville

Patrick, you keep saying the market will crash. You are advising sellers to get out while they can. You claim you will not lie to clients and will tell them what you feel about the market (i.e. it will crash). Let's say you have a listing. You are holding your first open house. A prospective purcha...

Re: Vancouver debt crisis - Your home is a liability!

Patrick, listen to Thompson! He offers some good advice. You are a young guy starting out. You are focusing on being a seller's realtor, telling them to sell, sell, sell. You are missing half the market. You are ignoring the buyers. It doesn't matter if the market is good or bad, there are always go...

Re: Chinese Real Estate Down 65% on Credit Crunch

Vancouver real estate is uniquely tied to Chinese real estate. When the Chinese real estate market is booming, real estate prices in Vancouver are directly proportional. If Chinese values are up, so are Vancouver prices, because the Chinese feel rich based on their profits made on their Chinese real...
