Re: TREB vs Competition Bureau on Real Estate Data (sold pri

Realtors will go on and on and on and talk forever about this. Facts are very very simple and straightforward though. This is not a privacy issue. All this info is freely available, it's just painfully delayed. It's a simple matter of a conspiracy against the laity, in the words of shaw. Or Adam Smi...

Re: Too Good to be True? Rent-To-Own

Some did, sure, but not too often. Like you said, if the prices dropped then there would be vulnerability to the lender, so there was incentive to get the lots sold. Note that my father also subdivided and developed the lots as well - he engaged in this as another method of offloading the lots as so...

Re: Too Good to be True? Rent-To-Own

As Jimtan said, the devil is in the details. As legally binding as it might be though, you have to worry about whether or not you have first dibs on assets if the owner gets hit and goes bankrupt (as real estate speculators like to do). This is why the version where you're paying off just a deposit ...

Re: Too Good to be True? Rent-To-Own

Rent to own usually only works with family/friends. It's really about a non legally binding promise and allows the owner to claim ownership and borrow against it while still collecting revenue. Being family/friends their idea might be to actually sell it to you some day (or even just give it to you ...

Re: DIY Real Estate sale

Fair enough, I keep forgetting to add that to my advice. If you do go DYI, make sure you have a very good real estate lawyer (do NOT get a notary) on retainer. Pay extra $$$. Consult them on every step of the way, even if it costs $$$.

Re: DIY Real Estate sale

whipmaster, as the OP said: "They're in no rush to sell so I could just pull after two weeks. It's a pretty well known fact that realtors get more money when they sell their own house. Why is that? extripated, good post. WM, you might want to re-read it a couple of times: "I say go for it! definitel...

Re: DIY Real Estate sale

It's just advice you'll hear from any realtor wanting to get paid sooner rather than later. Reality is, not everyone needs to sell in a hurry and some just want to test the market. Good luck finding a realtor willing to do that.
