i don't think that many sellers would be forced to sell.  i don't think they typically give mortgages to people who are unable to service their debt. usually. the reason they don't want to sell is because like many, they will need to buy back in and many people have sold and not able to buy back in...

There are so many legally zoned rental units in Vancouver it isn't funny. The vacancy rate means nothing especially with regards to what you can or cant rent

Velocity has definitely started to die down

This is like saying the space shuttle slows down after stage one burners are dropped. Regardless, were in orbit.

Maybe its slowed down from light speed, to speed of sound, but its still more insane than ever.

Sounds like a plan. More density. Lots and lots of density.
South Van is becoming appealing because its a more refreshing form of density - row homes, etc.

Unfortunately land speculation here has ruined any chance of these types of housing being within reach of mere mortals.
