Re: Vancouver indvidual property sales details

Short term ebbs in the market make very little difference. We're in for the long haul The ones I see predicting crash and devastation are the ones with income and wealth so low they have no choice but to cling to this belief. Reality check here fella...this ain't Brandon, Manitoba Is anyone even le...

Re: Vancouver indvidual property sales details

I heard the 5+ million market is in trouble. But unlike 2009 when you'd see about 100 listings under 2M, there are currently only 4 listings sub 2M on the west side. Sounds about right, it will take a real correction to see hundredths of listings under 2 million in Van West, simply because prices h...

Re: Vancouver indvidual property sales details

West Van, and Van West sales slump in January 2017 will beat the all time low of January 2009. Tough to ignore that Jan 2017 is a worse year for luxury sales than the low of the financial crisis.  Also tough to ignore that pool of buyers at $2,000,000+ is largely limited to foreign buyers. Hard to ...

Re: Anyone buying around port mellon / sunshine coast?

I purchased land/house on the SSC - hoping the land link wont go in. We don't need another area turned into a suburb.

I love it there - old Vancouver vibe, weird, quirky, artsy.

Re: Van detached house building costs

The link that you sent shows bare shipping containers.  There is no drywall, insulation, heating, kitchens or any sort of finishing on the inside.  Once you add that all in the space would get owfully tight.  You wouldn't be able to live in that for very long.  Also, they way they are stacked looks...

Re: Vancouver indvidual property sales details

All these sales mean nothing without comparables.   I would have thought that last one would sell for $2m a couple of months ago - so prices are down 25%.  Is that the point? Yes, I think this is being ignored.  What is certain - asking prices are being dropped by hundredths of thousands of dollars...

Re: Should the government intervene?

For sure the Government doesn't need to do things to interfere with the market to placate people who are dripping with envy at what they cant have
Like a roof over their head.

Re: Should the government intervene?

Victoria should have done this years ago. Now, it needs this investment every year for the next 20 years. Re: How far can it drop? 20% or 30%?

I see a deal on detached I'll double down. No fricking way I'm going to pass on a decent discount if what youre saying is true.
The tricky thing is, whats a decent discount?
The market moved up so fast, are prices from last summer a decent discount?

Re: How far can it drop? 20% or 30%?

Here are the latest mid September Stats. My first post on here so bare with me.  These numbers are pulled using the Real Estate Boards Processed Sales so there is no delay or tickle effect here. These are concrete numbers, same as what the board puts out at the end of every months. Huge drop in sal...

Re: How far can it drop? 20% or 30%?

Singapore's authorities are actively engaged in managing the RE market, correctly recognizing that rising prices are dangerous and unproductive to the economy as a whole.  However, this hasn't dampened the demand for Singapore RE, should they relax those rules I suspect prices would snap back to wha...

Re: Vancouver indvidual property sales details

Just got the sales for last week. Volume is up around 60% from last week alone.  Sales values are up close to peak.  Well that's for Burnaby at least don't know about any other area.  Stand by for individual sales If proven true and consistent, this should fully demonstrate that all and every local...
