Re: Is the boom over?

Actually, you won't have any problems renewing. You only qualify for the first mortgage - for the renewals, your mortgage holders simply send a you the paperwork to sign. No qualifying. If you want to change banks that's a different matter. You obviously have never held a mortgage I missed you eyes...

Re: Speculation tax ! Finally

Squeeking wheels. Not sure anybody has too much sympathy for people that don't pay tax in BC with multiple properties with one sitting empty. Sure. But what about all the BCers that have vacation homes that may now incur this in some shape or form. I find two qualities of this tax patently absurd: ...

Squeeking wheels. Not sure anybody has too much sympathy for people that don't pay tax in BC with multiple properties with one sitting empty. I guess you didn't read the article or the Min of Finance Info sheet. I read it.   Like I said, I don't have sympathy for people that, like the article said,...

Trends for 2018

Another year.  Seeing some familiar names pop up around here. Glad to see you all still alive and aggravating each other as always.  Hard to believe its been a decade since the last real correction around here.  What do you all see for 2018?  Little late in the year - spring seems to be off to a lac...

Re: Is the boom over?

Here? Late-comers get burned. "Toronto Home Sales Remain Depressed as Prices Begin Stabilizing ... sales in Canada’s once-hot housing market fell 35 percent from a year earlier to 5,175 units, according to data released Tuesday by the Toronto Real Estate Board. It was the weakest month of sales for...

Re: Vancouver indvidual property sales details

The housing market is only SFH?

Condos up 20-25% YoY...

I remember you saying condos were worthless ETB?

People willing to pay more for a generic box in the sky than a SFH!

Re: Vancouver indvidual property sales details

I have to say, condo prices are making houses seem cheap lately.

1bedrooms are going for $500-$700 depending where you look. Makes an older 1800ft house, with own land for $1.2 seem pretty cheap - of course its all a moot point of you can't carry the debt.

Re: Vancouver indvidual property sales details

I actually think all parties in this thread are discussing slightly different things. Few random examples; note how many post war houses still exist without leaking or significant structural damage note how many post war mid rise units remain in Vancouver without leaking or other major damage. most ...

Re: Vancouver indvidual property sales details

I don't feel bad for the investors who missed out, no harm done. I feel bad for the people 10 years ago who wanted to buy to live. If you buy to live there is no wrong time to buy, if you can afford a condo, you like it and its a place to live so what if the market corrects 30%. You were ok with th...

Re: Vancouver indvidual property sales details

Hearing anecdotes of a pick up in SFH. Condos still white hot. Listings ridiculously low, just crossed 8000.

Other than ETB's cherry picks, are ask prices starting to get hit more often?

Was this another 2012 blip?

Re: Vancouver indvidual property sales details

timing the market is one thing. Realizing that there is hysteria and the underlying fundamental landscape has changed and can no longer support the current prices is just being realistic. We're going to need another wave of foreign money to support these prices because locals sure are not going to ...

Re: Predictions for 2017

As a whole, flat market.

High end will continue to struggle more, likely logging more losses.

Low listing, low sales. Boring, boring, boring, until the world, not just Van RE regains a sense of direction.
