Okay I`m not a Realtor but I do know the game. -Always ask the busier Realtors in whichever office you decide to work in for an opportunity to do Open houses for them. Agreed
You would probably need to demonstrate a transfer, family addition or some other extraneous reason for relocating. I would imagine if you just sat at home painting and doing yard work, without outside employment you would be demonstrating the attributes of a flipper.

Demolition stats aren't "apples to apples" though. For instance if you are counting 1/1 on SFH. What would you use for MFH which is typically several SFH to yield 1 MFH project. Your data pigeon holes people.
Some MFH renters may have upgraded or moved laterally by purchasing . This would skew rates, especially if they bought used and put a mortgage helper in the basement.. I think its skewing a lot of these stats.
