Re: How do you explain Vancouver plummeting and Toronto surging?

Vancouver is the home of money laundering through the principal residence exemption.   Regular joes are still getting well below ask for homes - these "sales" are grey market transactions that fooled many of the suckers in Vancouver. Lots of houses out there getting nowhere near peak prices - I won...

Re: New affordable housing policies for the young

Interesting, the city is talking out both sides of it mouth again...with the housing reset, but setting unaffortable rents for its affordable housing projects http://www.metronews.ca/news/vancouver/2017/03/31/vancouvers-shockingly-high-affordable-rents-.html Have you considered running for office? ...

Re: New affordable housing policies for the young

Tdma, Would appreciate it if you could make some mature contributions to these discussions. The "moon" comments and bickering is tiring. Impossible ETB.  Just put him/it on ignore and won't have to deal with the comments anymore. Its probably time for someone to send an email to the moderator.  I'm...

Re: What are other countries doing about foreign buyers?

“I think the most important element of their reset is recognizing that the existing housing stock — which is so heavily single-family homes which nobody can afford and condos which are too small for families usually — [isn’t] working,” Tom Davidoff This is what I've been saying. We need townhouses ...

Re: What are other countries doing about foreign buyers?

IMO, the power of a RE boom is seductive. Easy money, no work required. Anyone can play. Just 5% down. No worries. Sure to get rich! Millions for the realtors and associates. An extra million for you if developers buy en-bloc. Two million for you courtesy of our foreign friends. Everyone gets rich!...

Re: New affordable housing policies for the young

The beauty of a free market is nothing is stoping you from moving to the top .01% and game the system. You have everything you need in front of you. Look at the top billionaires Mark Zuckerberg, Larry Ellison, Bill Gates, Jeff Bezos I don't think they "gamed" the system. We're on the same page.  Al...

Re: New affordable housing policies for the young

Its actually the .0001% are the problem, this whole 1% is a bit of a misnomer...let alone the 2%.  The bottom of the 1% are still middle class, its not like they can afford to drive around in Ferrari's and live in Mansions, yes they have gotten ahead in life, but aren't the elite upper class you ar...

Re: New affordable housing policies for the young

The bigger danger is the populist backlash against the 2%. That's how Donald Rrump got into power. Will things return to 'normal' after Rrump leaves office? Or, is the 'normal' over? Its actually the .0001% are the problem, this whole 1% is a bit of a misnomer...let alone the 2%.  The bottom of the...

Re: New affordable housing policies for the young

You guys are all sheep and don't even realize it.  Talking about people being entitled yet have no idea that  you are just voting against your own interests.  It's so funny that you are worried about the poor abusing the system yet don't look up and realize the 1% abuse it tenfold as much as the po...

Re: New affordable housing policies for the young

You freaking liberal morons. The welfair state doesn't work. Anytime someone can get something for nothing, there will be always abuse of the system. Look at the states, in the poorest neighbourhoods (blacks) there are families stuck in the welfair system. 3rd generation on food stamps. Why do they...

Re: New affordable housing policies for the young

Has anyone solved homelessness, ever?  If not, why does Vancouver think they will? We can't create paradise on earth. There will always be a core group of the homeless. That said, we must look at the context today. Greater inequality creates losers. The humane among us would like to see some relief...

Re: New affordable housing policies for the young

Right. Like I said, Vancouver doesn't spend 100s of millions. Neither does metro.  :!: I just proved they do, I guess you didn't read the post. Obviously, I did. I quoted you up to the "75M" part. I would strongly suggest that you focus on the new Vancouver housing strategy. Sounds interesting. Hop...

Re: New affordable housing policies for the young

Here are some numbers I dug up, this is for most of the projects that are already done, not including all the new projects on the plans, its hard to find all the numbers and noone seems to have added it all up, I know I forgot quite a few bike lane projects, but my list is already at 75M..., Right....
