Re: What must the governments do to stop speculation?

Simmer down there.. If they wanted to tax the presale contract. Upon transfer of the contract the actual value of the sale would be declared. Both sides would write it down and would be registered in a binding contract. If buyer wants to declare actual value, then seller won't give him the discount...

Re: What must the governments do to stop speculation?

If you lose money on the assignment - its called a capital loss...you should know that If you are a Canadian and you don't claim your capital gain on an assignment you are taking a big risk, as foreigner the gov has little recourse. You don't have to ban foreign ownership or assignments, you can ha...

Re: What must the governments do to stop speculation?

I 100% agree with you that it should be taxed. No one should be able to earn money for free in this country while be afforded the protections and rights it provides. But as long as its the honesty policy there is no point in continuing to discussion. Declaring tips for waiters / service people How ...

Re: What must the governments do to stop speculation?

Now what if someone holding onto a pre purchased condo and the value goes down. Should they be taxed as well? My whole point is, its impossible to tax the transfer of the contract. All you can do is ban foreign ownership. If you lose money on the assignment - its called a capital loss...you should ...

Re: What must the governments do to stop speculation?

What I don't understand is why the CRA doesn't collect capital gains on these assignments, they should put a withholding tax on the proceeds of the assignment.  This is total BS that the gov doesn't crack down on this, and the media only talks about a speculator tax....how about enforcing our exist...

Re: What must the governments do to stop speculation?

So let me get this strait. Someone signs a presale contract, no real money has exchanged hands yet. You want to tax someone on capital gains? When the assignment is sold it's a under the table transaction. There is no way to verify its a gift, $1 or $200,000 This is the simplest form of supply and ...

Re: How do you explain Vancouver plummeting and Toronto surging?

Vancouver is the home of money laundering through the principal residence exemption.   Regular joes are still getting well below ask for homes - these "sales" are grey market transactions that fooled many of the suckers in Vancouver. Lots of houses out there getting nowhere near peak prices - I won...
