Re: Capital Gains Exemption for Primary Residence

Anyone sold their house recently with an authorized/unauthorized suite that was rented out? Assuming the house was your PRIMARY residence, did the rental affect your capital gains exemption?   It's going to be interesting to see how many people lie to the CRA on their home sale declarations. The CR...

Re: Are interest rates finally going to rise?

http://www.vancouversun.com/canada+long+ride+with+rock+bottom+interest+rates+appears+ending/13570331/story.html That article is a bit misleading, sure they are going to need to pull back from current lows, but there isn't going to be pressure to keep raising rates, based on inflation numbers.  Lets...

The Money Pit Tax

http://www.theprovince.com/news/local+n ... story.html

Looks as if this tax will cost taxpayers a lot more than expected, and doubtful it will ease the tight rental market

Re: Where to buy?

Im kind of digging Aldergrove these days :)  I think the new water supply and recreation center are the start of something good.  Its right in the middle of two growing areas of Langley and Abbotsford...and yet its a good place to get away from the crowds.   I like some of the new homes being built...

Re: Bombshell for some Airbnb users

Why don't they put all of this effort into taxing basement suites. In east van you could throw darts at a map and locate a illigal suite. The tax revenue would be through the roof. We could afford to build a bike lane to whistler Actually basement suites aren't illegal in Vancouver.  They also prov...

Re: Bombshell for some Airbnb users

Anybody renting out a condo suite which they don't live in is looking for serious tax trouble if the rental period is less than 30 days.  Bye bye Airbnb.  And a false declaration will cost up to $10K per day of the falsely claimed period.  That's not a typo, "up to $10K per day!!! http://vancouver....

Noob?  I hope you don't mean me!  lol.  I was simply answering the question.  Whether it is the right decision or not is in the hands of the seller.

Re: Selling a house in surrey- how much real estate commission?

There are a few agents in the Surrey area that will sell for a lower commission on the listing side.  The key is to ensure the buyer's agent side is enticing.  The list price is a big marketing factor - the lower the price, the more eyes will be on it.  And, you want to ensure that the listing agen...

Re: What just happened?

Irrelevant, poink! There are three scenarios 1) Liberals form minority government. Sooner or later, Government falls. Elections again. 2) NDP/Green coalition. New government survives as long as pact works. Strive for proportional representation. Game changed for BC. 3) NDP forms minority government...

Re: What just happened?

I really don't understand what it he issue with Alberta?  Last I checked NDP doesn't set the price of oil.  Also - last I checked, the NDP didn't put all of Alberta's economic eggs into one basket over the past few decades.  I actually get a good laugh out of Alberta. +1 The conservatives squandere...

Re: Medium Term risks?

In the post-election world, let's look at some of the domestic and international risks. The biggest domestic risk is the doubling of mortgage debt in just the last 10 years. As detailed by Steve here... "How the Big Banks Have Created a Debt Monster" http://vancitycondoguide.com/risk-on/ Credit rat...
