we are talking about the sheer investment potential of each i.e. if I would have taken my 63K and bought gold in 2009 instead of a home. My 63K would have bought approximately 63 ounces of gold in February of 2009. Those 63 ounces are worth 104K today - a 139% increase. My 63K investment in my home...

There might be some concerns. If an owner installs a separate electrical meter with Hydro etc, there is a question: what is the owner's intention about that property? A separate electrical meter might be an evidence that an intention is not a personal enjoyment, but there is a busyness activity. Lo...

VanLord: I am just trying to point our the "big" picture - all I am saying is that being 5th, 6th or 7th in Canda and having an unemployment rate at 7.2% vs. less than 5% in 2008 and having lower population growth than several Cdn cities does not reconcile with having average house prices 3-4 times...

VanLord: Being marginally better than the national average in some economic stats still doesn't justify being 3 times the national average house price -especially when absolute level of unemployment is 7.2% which is 50% higher than 2008 before the recession in Vancouver (when it was less than 5%). ...

If she breaks the lease, there will be very little the landlord can do. She will lose her damage deposit, but since she has already written that off, then just leave and move on. Very unlikely that the landlord will sue, that would require going to the RTB getting an order that the tenant owes money...

Change the locks, do not give the fob to the realtor.

Since the owner hasn't given you proper notice (24hr notice) to enter the suite, she has the right to change the locks per the residential tenancy act.
