6973 Rupert sold on Mar 30, 2015 for $1,368,888, so up less than 20% in almost 2 years, not bad but price appreciation numbers tossed around indicate that this should be much more. I suspect that the market is not flat but declining quite rapidly. We won't really know until sales pick up and we have...

1260 e 14th avenue sold $171,400 under assessed value, 6973 Rupert sold $65,800 under assessed value
Either assessments were too high or prices are falling, asking prices are meaningless with respect to selling prices in my opinion
