If you really want to be a landlord (and don't want to take on the additional expense of a management company which is highly recommended) then you will have a lot on your plate if you want to rent a number of suites in your house to make sure you have adequate insurance to cover 3 parties renting....

I don't think that's the only question that should be asked.
The question should be, what is the least desired outcome?
1. You bought a home and it loses 25% of it's value
2. You don't buy a home and it gains 25%

It's not out of the question. But I find when I see a rate that is "eye popping" it is from a non bank.

live somewhere that isn't on new immigrants "hit" list. Not Vancouver, not Surrey, not Burnaby, not Richmond, not New Westminster, not West Vancouver, not North Vancouver. Anywhere else is probably OK and hasn't had the same run up of pricing since 2009
