It's all very context dependent.  If the seller agent isn't going to much involved beyond putting up a sign and listing on the mls, than yeah, I can see where you might want to save on commission.  Especially if your equity is particularly low. I'll agree that Realtors are paid a lot. However people have been complaining for years about a 2.5% commission here in Vancouver. Seriously? Did you know our Canadian neighbours in Toronto charge on average a 5% commission. Sure Toronto prices aren't as high but they're getting awfully close. Did ...

What others are saying is the realtor % was fair when a house was 300K but it doesn't make sense when houses are over 1 million. Realtors are not doing more work nor are they spending more time to sell a house as compared to before. Therefore, they should not get paid double even though house price...

Don't get me wrong, I also think that the local real estate prices are too high(especially Richmond and downtown condos) but HAM was just such a di@# about things so it seems like he is getting what he deserved :D

I would say it depends on how far a stretch the mortgage payments are....if you can easily afford the mortgage payments and can hopefully put extra down each year on the principal then go for the 5 year, if the mortgage is a stretch then go for the 10 year.
