Bob Rennie was on CKNW last week. He had a young couple buy in Langley for $600k last year. Now comparables in the area is $900k. Even the suburbs are getting expensive. $1 million for langley?

wow! I wonder how well the 2 bedroom will sell. So someone wants a 2 bedroom will have to pay over $1 million + GST just for them.

For good realtors expect to pay what you quoted. However if you know the market value of your home and don't need a qualified second opinion, you can always go with a 1% realtor. Cost you $8,000. Might work in a hot market since it will sell fast anyways but you may not end up getting top price for ...

Supply is too low. 1/2 of what 2014 year end. Assuming demand stays constant or increase, expect price increases of possibly another 15-20% for detached and 10-15% for condos in the lower mainland.

Condos lack the 3 bedroom and space that a townhouse will provide. Also townhouses are more affordable for a family than houses. So I do not see an oversupply in them down the road.

Still not sold out, seems to be overpriced I went to check out the Plan C 777sqft south-east corner unit, the one on 47th floor was priced at $568,000 and 52nd floor priced at $575,000. Keep in mind also that the maintenance fee is $0.49/sqft. But what if that same unit was on a lower floor like 17...

One last thing: strata rules might not allow the garbage disposal unit. They are generally bad for the waste systems, especially in condos.
I personally would rather not have a garburator. It needs to get replaced every few years and costs several hundred dollars.

One bedroom 500 sq ft in downtown was asking around $1450 just 2 years ago. Now they are renting for $1600.

With condo prices also rising, new investors that buy are charging higher rents to offset their payments. Fortunately the demand is there.
