Sugar building on East Hastings

Does anybody have any info on this building? Website doesn't even give an idea on pricing:(

It looks like a nice project (concrete and steel), low rise, East Hastings and Nanaimo.

Not the best area, I know. But it's at the decent part of town. Close to everything except for skytrain. It doesn't get much media attnetion, I wonder if this means it will be easier to get what I want (2 bedroom or a good sized 1 bedroom)

Can somebody with experience take a look and see any red flags?

wow, a 2 bedroom can be 645 sq feet now? Ha.

Where is Sugar to be built? It doesn't say that either.

Those are not 2 bedrooms units... they are barely "two Jr. 1 bedrooms". Now, I'm not saying that's bad... just that the price better reflect that. IMO no bedroom should be less than 10'x10' plus closet... and they haven't been building those for the past two years it seems (all 9'x9' for double beds, not queen sized).

I fear they'll be asking some number like 300k. In which case you better believe all the older buildings are going to be snapped up and rehabbed to match... may be an opportunity (disclosure: I've worked with clients doing just that in the Hastings area out near Triumph where you can occasionally get 600 Sq.ft. for as low as 160k and commonly around the 200k mark).

That area of town is gross......the project is located on the 2600 East Hastings and while some of the rear units may have some view and quiet the whole front of the building is smack on Hastings .

That particular area in the evening has plenty of "element" walking ( or should I say staggering) up Hastings towards the PNE to hit the Liqour Store and then back down towards the skiddy part . This project is basically 4 blocks away from " a very seedy area " . I certainly don't think this is a good buy at all.

Someone has made mention of the Vancouver /Burnaby Heights area once you pass Boundary going into Burnaby North and their conclusion is very correct . There is absolutely no comparison in the 2 areas . The Sugar project is in a bad neighbourhood.....unless the price is VERY right I would not consider it !!

That neighbourhood is a mixed bag, it has a bit of character, but also a lot of crime. Definitely a lot less seedy elements than anywhere downtown though.

Sugar is being built right on E hastings, before Nanaimo. It's not as good a location as the Mondeo but it doesn't suck either. It's next to a cafe and community policing station (well, the hole that will be Sugar is). It's the second new building to go in on this part of Hastings in the past year. The other is closer to Lakewood and in a worse part of Hastings. It seems to have sold relatively well, though there are still a few listings on MLS.

Yes to lots of character. Yes to whiffs of rendering plant smells in summer. Also Hastings is very busy so I would buy at the back of the building. But also yes to cheap shopping, good ethnic food, the excellent Donald's market is nearby for groceries (and cheap), excellent transport links with a bunch of buses on Hastings going DT or to Burnaby, close to a community centre and close to schools and parks. BUT it is still a poor area and is near a block (Triumph, Wall St, etc) with a lot of bad buildings and bad landlords. These things are NOT going to change any time soon. The city and community have been trying to get rid of them and there is nothing they can do.


I do believe the area is going up. But I agree that 300k for a jr 2 bed would be too much for that area, esp. when you can get a bigger place for much cheaper in a better area (like Trinity, closer to Wall etc).

600 sq.f. 2-bedrooms units are just said. But I'll sill go and check it out.

Too bad they won't say anything price-wise.


Oh, and area isn't that bad, really. My office used to be right on Nanaimo and E. Hastings, I walked around there quite often. It actually got some character.

I just went to the presentation center.

Prices start at $265,000 for 623sqf unit.
2 bedroom + 2 bath (729 sqf) - $335,000

Expensive in my opinion.

The one thing I like about the place - all concrete + steel (even though it's a low-rise).

Like I said, area is not too bad, easy access to highway.


But still...Way too expensive for me.

LOL the fact that people are buying this stuff is massively entertaining.

No no red flags here. Just buy a 645 2bd condo smack in the middle of cracktown. What could possibly go wrong?

Get a clue.

Oh, why do I bother.

Yoree: Agree $335,000 is pricey for a 2 bed. If you're serious about buying in that area, like I said, go for an older 2 or 3 bed.

Well Cityplace is not far off the mark.........maybe it's not " smack in the middle of it " but it is only 2-3 blocks away from it !! City hit the nail right on the head......way too expensive for that area......LOL

Yes how could we all forget that semlin and hastings is the epicenter of vancouver's crack epidemic.

I'm not sure what agenda you all have with your fantasies, but at least it's amusing!

You are right ...it is not so heavily polluted with ONLY crack........just all the other nice things we have all come to love...like hookers , drug dealers , fall down drunks ......all those kinds of lovely people from Nanaimo Street and Hastings all the way to down the Hastings corridor to Gastown.........

....just the kind of neighbourhood I would invest in......LOL LOL LOL
