Hilarious, you bought it!
You do realize they are showing you their Frankennumber for imaginary properties right? Do you know that it's a backward looking number with many months of smoothing applied?
Meanwhile, "average" prices and "median" prices continue the downward trend which started in February.

It doesn't take intelligent to realize that prices are dropping. Considering the huge drop in sales in August and September.

Thanks to Steve...

"What is Happening to Sales Prices in Vancouver?

By Steve Saretsky -September 23, 2016

... Average REBGV detached house prices have dropped 17%. Median prices have dropped 16% and benchmark dropped so little we’ll call it a wash.

Although average and median fluctuate month to month you simply can not ignore the trend. Based on my conversations with many Realtors, they estimate detached house prices have dropped between 10-20%. Their consensus perfectly lines up with the numbers above.

So, although average and median prices could potentially show a slight increase in September it’s important to remember average and median graphs look like a set of jagged teeth. They go up and down almost every month but there is always a trend. A trend that currently shows a 17% drop.

Benchmark is just getting started."

Also it requires basic analysis to know that things are steady, and its very obvious to people that actually know these things that summer is slow every year.

I find it amusing that people will cherry pick sales trying to convince all is well.

How is that trip to the moon going? LOL

Where are our friendly neighborhood realtors with their stats packages for the month?

It's been a complete disaster for them - so bad so bad.  Oh well, win some and lose some... they had better get used to losing.

Hey - whatever happened to that cueball Mike Stewart that was trying to circumvent the foreign buyer laws and dodge taxes?  What an upstanding citizen he is...He used to post some nonsensical videos trying to become famous (must have went to the Thinktom school of trying to find the spotlight) and then he realized that he had a face for radio.  LOL
