It seems strange that they wouldn't have replaced the outside of the house. It is so ugly.

I think you are right - it does look like black mold especially on upper floor around window.

that might take me a good hour to compile - not sure I have the time?
Just off the top of my head I'd say about 50-60%
the cure for higher prices is moving to a destination with lower prices

March detached sales above asking 38/112
another 1/3 are at or within 10K of asking
the final 1/3 are lower

again fish, my purpose for this thread is to provide anecdotal evidence. If you wish to posts your individual examples of "fire sale" discounts please be my guest.

The vast majority of sales cited on this topic are the overlists, when they make up about 1/3 of transactions.

Don't get me wrong, this IS my favourite topic on RET, just trying to frame the "details" within a broader context. Looks like there are more than a few eager yet discriminating beavers out there.

If I discover any "steals" I usually list them on the "deal tracker" thread. These deals usually end up in bidding wars.
You'll wait a long time if you're wanting me to post detached selling at what is perceived as a substantial discount - they just aren't out there.
And as far as sales within a narrow range of selling? Boring

I love the house.
It's a Kits style "arts and crafts" in E. Vancouver.
I was looking around a bit in 2005 but not ready to buy. My poor timing
cost me one of these on Gravely that was since fully renovated and now worth 1.4M. Funny, it sat on the market for a couple of months in 2005 before selling for...$365,000!
