I renewed 10 years at 3.83%. Pretty amazing.

A buyer looking for a home isn't interested in this one. This is
pure investment purchase.


You're right - I just am so used to typing W rather than E. It's an Eastside home.

Judging from the outside of the home, it looked like a nice character home that someone could throw an additional $200K into and have that new home feel. I actually thought it sold for relatively cheap - but you know more about this subset of the market than I do.

I like the neighbourhood, I like the house, love the street with consistent row of character homes.
I question how much work is actually needed in the home. Walls
are still lathe and plaster so electrical could also be outdated.
I don't like the fact that it was formatted as revenue rather
than a family home with just 1 mortgage helper.
Strangely, if the seller removed the extra suite upstairs
and formatted as family home they probably would have sold it
for more money even with the reduced income.

I think 900K is about right considering all of the above.

Needs new electrical, plumbing, drain tile, roof, total basement reno, new kitchen, bath, among a few other things, totally not worth it.

You should of seen what my place looked like. I can't believe the guy that bought my home paid what he did. What would we do without idiots in this world?
So jimmy said I missed the dip in Richmond last year. And now prices have fallen even more with no balance in sight! The poor old man is just too old and grumpy!

land value - not home.
This 4719sqft lot means a new home of 3303sqft can be built on the site.
Std 33x122 size lot redevelopment only carries 2818sqft maximum.

Can't see the forest because the trees are in the way? :lol:

Wrong again and a bit sarcastic too so I'll respond in kind.

Frankly I think I'm happier as an old retired guy in a comfortable position rather than being younger wage slave weighed down by a huge mortgage on an ugly and rapidly depreciating old house in the wrong end of town. But hey, that's just me, different strokes for different folks eh. :wink:

As an aside, I'd gladly sell some of my land to be 50-ish again, provided I can stay retired and keep the experience and assets I've gained over the years between then and now.

Actually, most of the land my wife and I own is under my wife's name but I think she'd love to see me looking 50-ish again too.:D

In that case must have been a developer that purchased this property to tear the house down and build one mansion or 2 smaller houses on this large lot.
I dont' think the average joe would buy this for that price and spend 200,000 on a reno, so not worth it but I see if a developer purchased then that's a different story. A rich developer..lol
