4672 ALPHA DR BURNABY V5C 3M9

Currently listed for $1,558,000 below its assessed value of $1,789,000. This looks quite attractive to me, wish I could qualify for the mortgage. The interior looks like it has just been upgraded, seems like a much better value compared to buying a two-bedroom condo in the area.

Its priced low for multiple bid situation. Looking at comparable properties that sold, market value should be around or above assessed price.

I don't know 1 person who could mortgage this thing. $800,000 down payment maybe

It's been on the market forever.
Google the address - it is in a weird location.  Almost on a Y intersection.  The fact it hasn't sold in this long is a big red flag for resale in the future.  If it is taking so long to sell in a "hot" market like this, what happens when the market turns to normal or slow.  If a buyer is ok with the risks, might be ripe for a lowball bid.

Went to see this place when there was a foot of snow on the ground and the poor agent was trying to run an open house. I thought it showed really well and is a nice cozy place with a cool kitchen. Main problem is it would be very difficult to make the lower floor a secondary suite as it's a split-level layout.
