None, rent in Burnaby at the moment.

3) What's your view on the market going forward? Buyer or seller? Which parts of the market?
The Vancouver market is, to me intriguing. Coming from Southern England, the upward trend of recent years seems similar, however, as a renter-waiting-to-buy, obviously I'm hoping for some 'correction' in the next couple of years, but from what I've gathered it is going to depend on foreign investment to a large degree. For me, its a 'give it a year and watch how its going' kind of market. I don't see any attractive upside to purchasing in the immeadiate future due to the risk of a larger price drop in the market, but can easily see prices stabilizing (especially around the Burnaby area) and stagnating, whilst prices in areas a little furthur out could see a small reduction. At the moment I'm happy to watch, but may be scrambling to finish off a downpayment in a couple of years.

I'm equally hopeless in terms of owning BC real-estate and am envious of your career change.... what kind of artist if I can ask?

I'm 32, live in Downtown Vancouver, and am a Realtor specializing in Downtown Vancouver too.

I own an investment property in Downtown Vancouver (there appears to be a trend here).

As for the market, currently, it looks like it could turn into a buyers market in some parts of Greater Vancouver (other parts, however, are hotter than others - refer to post "10 offers on 4693 Sophia")

1 house in Coquitlam, 2 half duplex in Fort St. John and in the middle of purchasing another half duplex there.

3) What's your view on the market going forward? Buyer or seller? Which parts of the market?

I decided to rent a condo downtown (lifestyle) and invest my money in Fort St. John (ROI and security). The Fort St. John and Dawson Creek market have seeing a huge influx of people moving into the area after the billion dollar investments from natural gas companies to increase production. Rents are high, prices are reasonable and cash flow is great. If you have a 5 year window I strongly suggest checking those markets out. The only "problem" is to find a good property management company (most are awful).

Hey everyone, my name is William and today is the day that I officially begin my Real Estate adventure here in Vancouver: North America's most expensive city. Starting with little money, I plan to bring myself, as well as my family to true and absolute Financial Freedom. Now many of you may be wondering: How are you going to make money in Real Estate in Vancouver with little to no money? Well guys, let me tell you that the time to make money in Real Estate is always NOW. There are many ways to invest in Real Estate. Take Carol Stinson for example: A mother of seven, her youngest was handicapped. Living off of peanut butter and jelly sandwiches, she spent her last $30 to buy a Real Estate book. Her husband thought she was crazy, but she dug in and in her first 60 days she made $10,000. She's been making $5,000- $10,000 dollars a month every month since. She was able to take her kids shopping for school for the first time in their lives, she was able to take them on vacations, something she could never do before. That was three years ago guys. So for all you guys who don't think you'll ever be able to live in B.C., I'm here to tell you "YES you CAN."

So many times in life somebody with the worst relationships, carrying a job that they hate will tell you how to run your life. People tell me all the time that I'm absolutely nuts and that I should just go back to school and work more hours. But then I ask myself: are these people qualified to tell me what to do? Are they living the life that I want to be living? And the answer to those questions are no. But I know that if things keep going the way they're going, I will keep getting what I keep getting. That is why the time for change is now.

I own no Real Estate.

I believe Vancouver is a sellers market. I also believe that with our housing prices will drop shortly. I believe that because the prices are so high that human traffic will steer clear of Vancouver. I mean, there are reports of Surgeons not even being able to live in Vancouver! Surgeons!

4) Anything else?

I have much training from many Real Estate Guru's and I plan to start this adventure through Bird Dogging, the easiest way to start in a market like ours. I just logged in for the first time, and was interested to know about everyone here, namely:

I'll start:
1) 20s / Singapore (born & raised in Van) / Investment Banker
2) Just getting started....have a few condos in coal harbour...1100-1400sf
3) Quite bearish on the 'commoditized' downtown market e.g., sub 800sf Yaletown type of stuff....as well as the interest rate sensitive segment e.g., multi-tenant, entry level homes in subdivisions......bullish generally on vac'n properties and high end lots/homes.
4) I'm totally flabbergasted at people that mindlessly snap up crappy over-priced condos in less-than-desirable locations (all that new stuff they're building on seymour, richards and vicinity going for $500psf). When does the insanity end?
